Start the process of establishing utilities right away. The utilities must start on the first day of the lease whether you move in or not. The utilites must remain active till the last day of the lease irrespective of the move out date.  Remember to ask them for a confirmation number and forward that information to us. It is that easy.

  • Gas. Visit PSNC Energy or call 1-877-776-2427.

  • Water/Sewer/Trash. Visit Town of Cary  or call 919-469-4050.

  • Digital Phone/Cable/Internet. Visit TimeWarnerCable or call 1-855-892-1002.

 

It may take a day or two to turn on the utilities so handling this in advance is important. Utility service in your name must be confirmed before you receive the keys to the Property.

ESTABLISHING UTILITIES

As per the lease agreement, you must visit the website Cozy and setup recurring rent payment using your bank account within five days of occupying the property. Click here to learn more about payment scheduling and processing. The bank information is never shared with the Landlord. Signing up has its benefits such as:

 

  • View and pay your bills anytime (24/7) 

  • Set up an automatic payment

  • Sign up for automatic reminder emails

  • Review your payment history

  • Avoid late fees by planning ahead. No need to mail checks.

 

The online rent payment is completely free.

ONLINE RENT PAYMENT SETUP

As per the lease agreement, you must get renter's insurance before you move in otherwise entry to the Property will be denied. The policy must provide a minimum of $100,000 liability coverage. Please do not forget to list the Landlord on the insurance as “other interested party”. A landlord named as an "other interested party" can monitor the state of the policy and make sure it stays in force. The landlord receives all relevant correspondence pertaining to the policy, as the insurer will notify the third party of any changes in the policy. This way the landlord receives notice if the renter provides proof of insurance at the beginning of the lease but then cancels or fails to renew the policy. You can choose any insurance company for your renter’s insurance or you can use the following:

RENTER'S INSURANCE

Perform the following actions before you move-in otherwise you will be denied access to the Property:

 

Please perform following steps within five days of occupying the property:

  • Setup (recurring) Rent Payment using your bank account. Do not use credit card or debit card.

  • Review, sign and submit the photo CD provided by the landlord. This CD contains pictures of the condition of the Property at the time of the lease. Keep one copy to yourself.

  • Inspect the property, sign and submit the Move-In Inspection Form available at Forms and Documents.

  • Review Kitts Creek Homeowners Association documents available at Forms and Documents.

Get to know the property. When you first move in, locate the breaker box and note the ground fault circuit breaker. (Some of these are by the sinks or in the garage and may not be in the breaker box.) Find where the stove, hot water heater, and air conditioner breakers are located. Locate the main water shut-off valve for the house, as well as the gas shut-off (switch with red faceplate). Also locate the water shut-off for the hot water heater and under the sinks. Locating these items now may eliminate damage later. Ask Landlord!
